Should Madison County be under a Level
3 Snow Emergency during the time of a scheduled Sheriff's
Sale the sale will be postponed. The sale will take place on the following
Friday at 10:00 AM in the Courthouse.
Madison County Sheriff Sales
The Madison County Sheriff sales are advertised every
Wednesday in the Madison Press. The sales are held on Fridays at 10:00
A.M. at the door of the Madison County Court House.
FORECLOSURE SALES
The bidding starts at two thirds the appraised value.
All property sold at Sheriff’s sale is sold
on an "as is" basis and has no warranty or guarantee. The
appraisal may or may not have been an inside inspection of the property
and the Sheriff nor the Appraisers are liable for the condition of the
property that was appraised.
Terms of sale: 10% down due by 2:00 P.M. the day of the
sale, balance due within 30 days of the confirmation & delivery of
deed unless otherwise specified. All funds paid to the Madison County
Sheriff must be in cash or certified check.
Until September 28, 2007 Delinquent taxes paid by the plaintiff, current taxes
prorated to purchaser to date of sale. Purchaser assumes all taxes from
date of sale.
After September 28, 2007 any taxes due
the date of confirmation will be paid by the plaintiff. All other taxes
to be the responsibility of the purchaser.
TAX SALES
The bidding starts at the amount of taxes and costs
owed.
The purchaser is required to pay at least this amount
the day of the sale. The balance if any, is due within 30 days of the
confirmation of the sale. Both must be paid in cash or certified check. No
personal checks will be accepted.
The Sheriff does not have access to any of the
properties that are to be sold.
