Should Madison County be under a Level
3 Snow Emergency during the time of a scheduled Sheriff's
Sale the sale will be postponed. The sale will take place on the following
Friday at 10:00 AM in the Courthouse.
Madison County Sheriff Sales
The Madison County Sheriff sales are advertised every
Wednesday in the Madison Press. The sales are held on Fridays at 10:00
A.M. at the door of the Madison County Court House.
FORECLOSURE SALES
The bidding starts at two thirds of the appraised value.
All properties sold at Sheriff’s sale are sold on an “AS IS” basis and
has no warranty or guarantee. The appraisal may or may not have been an
inside inspection of the property and the Sheriff nor the Appraisers are
liable for the condition of the properties that are appraised.
Terms of sale: 10% of the purchase price due by 2:00 P.M. the day of the
auction. Balance due within 30 days of the confirmation.
Additional fees to be paid to the Sheriff, include, transfer tax &
conveyance fees which will be added to the balance due.
All funds paid to the Madison County Sheriff must be in cash or
certified check.
Delinquent taxes paid by the plaintiff, current taxes prorated to the
purchaser to the date of the auction. The purchaser assumes all taxes
from the date of the auction.
TAX SALES
The bidding starts at the amount of taxes and costs
owed.
The purchaser is required to pay at least this amount
the day of the sale. The balance if any, is due within 30 days of the
confirmation of the sale. Both must be paid in cash or certified check. No
personal checks will be accepted.
The Sheriff does not have access to any of the
properties that are to be sold.
